Terms: A 5% Buyer’s Premium will be added to the purchase price. The successful bidder will be required to sign the purchase contract without modification and deposit 10% down in escrow with Security 1st Title within 24 hours of the sale with the balance due the day of closing. Closing shall be held on or before December 8, 2025. Title insurance and escrow closing costs shall be shared 50% Buyer and 50% Seller. Property sells AS-IS in its current condition with no warranties, either expressed or implied. Sells Non Contingent on financing. Sells subject to any easements, leases and right of ways of record. It is the Buyer’s responsibility to have all inspections completed prior to auction day. Floyd Auction and Real Estate LLC will make the property available at reasonable times to accommodate any inspections. The Seller believes it owns 100% of the minerals, but makes no warranties. All Seller’s minerals sell with the property.
